The calculator calculates the taxes and fees on the announced selling price, and if the declared selling price is lower than the tax assessment – on the tax assessment.

Local tax (tax office) -2.5%
Keep in mind that the local tax of 2.5% applies only to Sofia, because since 2008, each municipality has determined the local tax within certain limits.

Entry (Agency Entries) – 0.1%
Pursuant to Tariff No 1 to the State Fees Act.

 

Notary Fee – Calculated on a certain scale and paid as a percentage of the certified material interest (Act on Notaries and Notary Activities)

At the beginning of 2007, the notarial fee calculated from the table is added to the value added tax (VAT) of 20%.

In addition, the following are paid: the mortgage check, the commission of the bank for the payment of the local tax and the registration fee, the copies of the notarial deed, the validation of declarations, etc.

Typically, the fees are shared (or distributed) between Buyer and Seller, but can only be paid by the Buyer by arrangement.

WELL TO KNOW

The notary can not carry out transactions on the transfer and acquisition of immovable property and real rights on them if the transferor has outstanding obligations for the property or outstanding state and municipal receivables.

CHECK FOR PROPERTY WEIGHTS

The check on the weights of a property can be verbal (checked at the Registry Office’s computer and verbally reported to the plaintiff) and written (through a document in which everything is reflected).

If the property has a long history, it is advisable to perform a written check. If the property is built soon (1-2 years), it can also be a lip.

IMPORTANT!

Upon sale, the property’s burdens are transferred to the new owner, and financial liabilities are sought from him in the future.

For newly acquired properties in a given calendar year, citizens are obliged to notify in writing within two months the tax offices at the location of the property by submitting a tax return (Article 14 (2) of the Law on Local Taxes).
