The Role of the Broker

Buying a home is more than just looking at different properties. The important thing is to find the desired property, in the preferred area, at the best price, possibly with minimal waste of time and effort.

All this can be achieved when the Buyer works with an experienced broker. How would you know him?

It will give you information on the prices of different types of housing in different areas of a given settlement. It will introduce you to details of all currently available properties according to your requirements.

I will answer your legal questions regarding the ownership of the property, whether or not there are liabilities or burdens on it, types of fees and charges for a future transfer, etc.

A Preliminary Contract will be prepared. Will assist in the preparation of all the necessary documents before the transaction and organize the profession before the Notary.

The broker’s work is highly qualified, deserves respect and good reward. According to leading specialists in Bulgaria and abroad, it is several times less than the real value of the work done.

The broker must have legal and marketing knowledge. He is competent in construction and repair works. He is a communication psychologist, a careful, tactful and professional counselor.

The broker creates economic, organizational-technical, legal, psychological and other conditions for the conclusion of the transaction. In each case, lawyer consultation is sought to take the most effective means of processing and preparing all documents and implementing the organization until the transaction is signed to the Notary. The customer is provided with complete information about the value of the transaction – taxes, taxes, fees. Brokers can indicate ways to make the deal effective in terms of cost savings.

The job of the broker has a great social significance. He is a business mediator of people for whom the dwelling is the only material asset. For this, the parties’ rights in the deal must be guaranteed with high professional responsibility, which means that brokers are aware of all changes in the legal framework. Because they have no right to error.

 

COMMERCIAL REMEDIATION FOR THE AGENCY – MEDIATOR

For mediation, the client pays a fee to the Agency. Here’s what it is in our country:

1. When buying and selling a property. For our country, the commission fee varies from 2.5% to 3% of the purchase price of the property and is paid by both Buyer and Seller – most often upon signing of the preliminary contract, but it is possible to negotiate another payment time.

2. For rental relations. It is common practice that the commission fee is a one-time 50% of the monthly rent. It is also paid by the Lessor and the Lessee. This does not mean that this percentage can not be negotiated, especially for large rents. In the various settlements of the country the commission is different and depends on many factors – local and national. There are companies whose offer is 60% and others – with 100% of the rent. Some companies negotiate for one country for free, increasing the percentage of the other. Paying most often happens when the Rental Agreement is signed.

 

Commissions are not governed by law, but are determined by the market and traditions.
